Low energy costs, preventing greenhouse gas emissions, increased property value, an effective and sustainable commitment to the environment – the positive impact of developing a strategy and concept early on can be seen on many different levels.

Only 15 - 20% of a building’s cumulative costs are incurred during construction; the other 80 - 85% (known as ‘life cycle costs’) are incurred during the operating phase. Consequently, the key decisions made after the strategy and concept phase play a decisive role in determining future running costs.

Energy and building technology

The energy and building technology concept is fundamental to any property and is crucial in determining future running costs, comfort and sustainability. We help our clients by providing tailor-made solutions and innovative, proven concepts. Right from the concept phase we ensure that aspects like energy controlling, energy costs and ease of use will serve the interests of property owners during the operational phase. Building on this concept, we develop system specifications for energy and building technology that the planning team then uses down the line.

Condition analysis

Many buildings have seen better days, requiring partial or complete refurbishment. Nowadays, investments in property and building technology infrastructures are often made as needed, but not systematically. Our clients are owners of larger property portfolios who want an overview of the buildings that require priority measures to maintain their functional integrity, or simply require refurbishment.

We analyse portfolios according to a uniform systematic grid. Condition analysis records the basic condition of facilities and technical infrastructure along with analysis that yields action items. Condition analysis is a key foundation for building refurbishment or extension feasibility studies.

Energy analysis

With the energy analysis, we examine existing buildings for potential energy efficiency gains and compare them with the market (benchmarking). We also review the feasibility of using renewable energy sources. The findings are compiled into a list of measures with pay-back times, which contains concrete recommendations for putting these potential gains into action.

Enastra’s energy analysis provides our clients with much-needed transparency regarding the current state of their property and its facilities. It identifies potential measures for increasing energy efficiency and indicates the potential financial and energy-related benefits. Clients receive a roadmap for reducing fixed running costs through operational optimisation, which increases the property’s profitability.

Functional tendering

Functional tendering is an invitation to tender in which the contractor is responsible not only for service execution (SIA phases 52 and 53), but also for detailed service planning (SIA phases 32 and 51). We create the service concept (SIA phase 21, as well as parts of phase 31), which forms the basis of the functional tender.

When it comes to functional tendering, the client does not define a bill of services to be provided; rather, they describe the expected result of services. The project function, purpose and other framework conditions are specified by the contractor. It is then up to the contractor to determine how to carry out the project. If the contractor lacks the necessary planning expertise in this process, they engage competent specialist planners as subcontractors.

Opting for functional tendering is a way of ensuring that the contractor actively leads the way in determining the best technical, economic and design solution and can contribute their experience.

Functional tendering requires an exact description – not only of the expected result, but also of the interfaces and framework conditions. Enastra will manage the entire process for you – from conceptual design, preparing the functional tender and evaluating the most suitable contractor, to awarding the contract and preparing the contract documents.

Conceptual planning

As its name suggests, conceptual planning is a combination of conceptual and planning activities and is mainly used in refurbishment projects. Our experience shows that conceptual planning is absolutely vital in situations such as a feasibility study for the refurbishment of a power generation plant, for example. Owners must be aware that feasibility requires detailed clarifications far beyond normal conceptual planning. This is the only way to make well-founded statements about the proposed solutions.
